Stained tiles are one of the most common calls we get from facilities teams. The right answer is not always a full ceiling replacement — but leaving marks in place makes an otherwise sound office look neglected.
When cleaning is enough
Light surface dust and some marks on wipeable metal or scrubbable hygiene tiles can be cleaned. Standard mineral fibre often absorbs stains; scrubbing can fluff the face and make the tile look worse under office lighting.
When like-for-like replacement wins
If the grid is sound, square and free of corrosion, replacing stained tiles from matching attic stock is usually the cheapest route. We regularly do phased tile swaps on occupied floors across Middlesbrough, Stockton and Durham.
When the grid has to come out
Full strip-out is justified when:
- The grid is bent, undersized or heavily corroded after leaks
- Lighting and HVAC layouts are changing anyway
- Acoustic performance needs a different tile family
- There is no matching stock and the existing product is obsolete
Find the water source first
Replacing tiles under an active leak wastes money. We photograph stains, check voids where safe, and flag roof, HVAC condensate or pipework issues before ordering materials.
