Boarding, dot-and-dab, metal stud linings, tape-and-joint to decoration-ready finishes — with insulation and acoustic upgrades built in where specified.

Dry lining turns raw shell space into rooms that are ready for paint, wallpaper, or cladding. Done well, it is fast, dimensionally stable, and easy to upgrade with thermal or acoustic performance. Done poorly, it telegraphs joints, cracks at corners, and holds up every trade behind you.

Our dry lining teams work on offices, retail units, healthcare extensions, and industrial conversions across the North East. We select board types and fixings to match your substrate survey — not a one-size-fits-all specification copied from the last job.

Scope of work

  • Direct bond (dot-and-dab) to masonry
  • Metal stud linings with insulation voids
  • Shaftwall and encasement to structural steel
  • Tape-and-joint to Level 4 or Level 5
  • Plaster skims where specified for premium finishes

Integrated fit-out advantage

Because we also install suspended ceilings and partitions, wall heads, abutments, and fire stopping are coordinated by one supervisor. That means fewer clashes at ceiling perimeters and a single snagging list at handover.
